Notice of termination
Termination always takes place at the end of a month. This means that if you want to move out at the end of June, you must terminate your contract at the latest on the last day of May if you have one month's notice. If you have two months' notice; you must terminate your contract at the latest on the last day of April.
The period of Notice of termination is stated on your digital tenancy agreement, look under My contracts. Termination of your housing and/or any other contracts for storage or rooms is done on-line under My contracts/Termination.
Internet connection
When you move out it is important that you terminate your contract with the Internet Provider you have chosen.
Garage
Have you hired a garage or parking space under cover via a special agreement? Terminate your agreement with Carpark's customer service in Malmö. Phone: 0771-96 90 00.
Electricity
Do you have your own contract for electricity supply? Remember to terminate it at the latest 30 days before your move otherwise you will end up paying for the next tenants electricity consumption. Termination is done most easily at www.lundsenergi.se or by telephone 046-35 60 00 (Lunds Energy’s customer service).
Inspection of room/apartment
When you move out, AF Bostäder will inspect your apartment. The room/apartment must be emptied of your personal furniture and thoroughly cleaned. It is a good idea to be present at the inspection, so that you can rectify any possible observations, or discuss any possible damage. For this reason, the inspection must be performed before the last of the month you move out. Contact your caretaker in plenty of time, to book a time when you can participate in the inspection. If you have removed equipment, such as furniture, interior doors, cupboard doors, or hardware (hinges, doorknobs, etc.), they must be replaced before the inspection. You must remove any stickers or tape and you must repair any holes in the walls. Ask your caretaker for instructions. We use an inspection check list for the inspection, it includes amongst others, the following checks:
- that inventory items, equipment and surfaces (i.e. floors, cupboards, doors) are not damaged or missing
- that any renovation or repair performed by the tenant has been done professionally
- the living environment of the room/apartment (i.e. ventilation, dampness)
- electrical and fire safety, water damage
- if there is any need for maintenance
- that everything is thoroughly cleaned and tidy
If you decide not to book a time with your caretaker, then the inspection will be performed after you have returned the keys to our Customer Service Centre. Any damage found or unapproved cleaning will then be charged to you. The inspection check list and cleaning check list show what the charges are for.
Clean up yourself and save you money!
Your apartment must be cleaned when you move. According to the tenancy agreement, the next tenant has the right to move into a thoroughly cleaned apartment. If the apartment has not been properly cleaned when you leave it, we must charge you for the cost of professional cleaning. Cleaning charges are currently 340 SEK – 3,500 SEK depending on the extent of the cleaning required. You have a great responsibility as a tenant
According to the Landlord and Tenant act § 24 (hyreslagen), you are responsible for taking good care of the apartment and associated rooms. Such rooms can be storage areas, balconies, common areas such as kitchens and corridors, etc. Taking good care means in plain text: cleaning, being careful, keeping tidy and avoiding any damage. If we discover during inspection that this is not the case, you will be liable for repair of all damages and we will charge you for the costs involved in restoration.
Taking over furniture and other items
If you agree with the incoming tenant on taking over furniture or other items, we require that you submit a signed transfer agreement. It must reach your caretaker no later than 3 working days before the moving in date. If we do not receive such an agreement and furniture/inventory items are left in the apartment at 12.00 on your moving-out date, then these items will be removed and we will charge you the costs involved.
Keys
All keys that belong to the home should be returned to the Customer Service Centre, Tunavägen 39, Sparta, no later than 12.00 noon on the date you move out (see confirmation of notice of termination). Depending on where you live, you can have keys and tags to the home, window locks and storeroom. If you return your keys after office hours, you can leave them in the letterbox at the Customer Service Centre. Put the keys in an envelope with your name and address on it.
For the safety and security of our customers, we always change the lock cylinder if at least one apartment key has been lost. The loss of cylinders, keys and tags is always charged to the lease holder. Replacement of an apartment lock cylinder costs about 1,200 SEK* and the loss of a tag costs 200 SEK*. If the keys are returned later than 12.00 on the moving out date, we will change the apartment lock cylinder and charge the moving-out tenant for this, i.e. 1,200* SEK.
Keys to dead locks or the like shall be returned together with the other keys. If a lock is removed, the leaseholder will be charged for repair of the door.

Are you moving out before the notice period has expired?
Are you planning to move out on an earlier date than the contract termination? Then you should print out and fill in this form (PDF) if you wish to give the next tenant a chance to move in during your period of notice. AF Bostäder will via e-mail inform the tenant who has chosen your apartment the possibility of earlier occupation. Note that you are always responsible yourself, for paying the rent and returning the keys to the Customer Service Centre until your lease has terminated.
Notify moving and new address!
Enter your changes directly at www.adressandring.se. The change is automatically made at authorities such as the National Registration, Tax Authority, (CSN) Swedish National Board of student Aid, National Service Administration, Swedish Social Insurance Agency, Car and Vehicle Licence Registration Centre and SPAR (Swedish Population Address Register Board). Make your notification of change of address in good time, at least two weeks before you move. For more information, refer to www.adressandring.se. You can also phone 020-97 98 99.
Moving vans
Vehicle traffic is not normally allowed in the housing areas, for everyone’s benefit. During moving in and out, temporary active loading and unloading are permitted. Somebody must be at your vehicle every 10 minutes. Note that parking on fire access roads is always prohibited.
