Liablility and safety

You have a great responsibility as a tenant
According to the Landlord and Tenant act § 24 (hyreslagen), you are responsible for taking good care of the apartment and associated rooms. Such rooms can be storage areas, balconies, common areas such as kitchens and corridors, etc. Taking good care means in plain text: cleaning, being careful, keeping tidy and avoiding any damage. If we discover during inspection that this is not the case, you will be liable for repair of all damages and we will charge you for the costs involved in restoration.

Evacuation
Entrances, stairwells, corridors and basement passages are evacuation routes. There must be quick access and evacuation in the event of a fire or an accident. It is therefore not permitted for prams, bicycles or other objects to be placed in such areas.

Putting up notices
Please use the notice boards provided by AF Bostäder for messages. It is not permitted to put up notices or signs  on doors, windows or other locations in the property.

Noise
Be considerate to your neighbours and be quiet between the hours of 22.00-07.00. Also avoid using the shower or bath between 23.00-06.00. If you are disturbed by your neighbour's music or loud party, for example if you are studying for an exam, please talk to your neighbour first. If this does not help, always get in contact with your housing caretaker or anti-social behaviour patrol after office hours.

Home insurance
You should have your own insurance irrespective of whether you rent a corridor room or apartment. AF Bostäder's insurance does not cover damage to your own belongings. Since you are the contract holder you are responible and liable if damage occurs to the property as a result of your action, or through carelessness or necligence by anybody who belongs to your houshold or visits you ( even when you have permission to sublet).
