AF Bostäder launches new rent model
AF Bostäder and the Swedish Union of Tenants (Hyresgästföreningen) have negotiated a new rent-setting agreement, which applies from 1 July 2019. The new model is based on the tenants’ appraisal of their housing.
Rent models are used in the appraisal and rent setting of rented property. In Sweden, a number of different rent models are applied, as needs and appraisals differ between cities, districts and types of housing.
“Students value equipment and services differently compared to families with young children, for example”, says Claes Hjortronsteen, Rental Manager at AF Bostäder. “As views on student housing also change over time, the rent model should be updated regularly.”
“Due to the annual customer satisfaction index survey, complementary questionnaires and discussions with our customers, we have a good picture of what is important for the students”, says Claes Hjortronsteen. “A good kitchen, for example, is important as nowadays students cook many meals at home, often together. Another important aspect for students is that they want the rent to include everything. Therefore, it’s not acceptable to add extras such as hot water, broadband and washing facilities.”
Based on the students’ wishes and views, the new rent model uses a standard that describes the basic qualities of the accommodation. If specific housing has a lower or higher standard, this is reflected in the rent. The overall results mean both rent reductions and increases for our apartments.
“Rent increases according to the rent model are not applied until a new tenant moves into the accommodation. We will, however, apply reductions as early as the turn of the year. Detailed information on the new rents will be sent out along with the information about rents for 2020", concludes Claes Hjortronsteen.
