AF Bostäder started to certificate its contractors in 2008, in order to give students the calmest possible environment for studying in their homes and better conditions for the contractors.
In 2018, AF Bostäder carried out improvements on the indoor climate at four properties. All regulating valves and thermostatic valves were replaced, and tenants now have a more consistent indoor temperature.
In cooperation with Lund Municipality, AB Bostäder is building Sagoeken – a new quarter in Kämnärsrätten for both schoolchildren and students. The project has been enabled by 3-D property division.
AF Bostäder has a zero tolerance policy towards all forms of corruption. Preventive work is important and therefore new guidelines for business ethics were adopted in January 2018.
An analysis of spot checks in randomly selected housing areas shows that between 70–85% of tenants’ residual waste, mainly food waste, is wrongly thrown away – and could have been recycled.
Most corridors tenants really enjoy corridor life, but new students would prefer to live in apartments – if they had the choice. AF Bostäder is testing new ways to increase the feeling of home on corridors.
After many years of increasing activities in AF Borgen, it is now time for much longed-for and locally financed rebuilding work. AF Bostäder, of course, is involved and one of the financiers.
The outdoor environment at Vildanden has during the past year undergone extensive renovation. According to the customers' wishes, there are now new barbecue areas, new bicycle parking spaces and a boule court.
Lund University has a relatively high proportion of international students. One-fifth of AF Bostäder’s tenants come from other countries and the international students like to live – and thrive – on corridors.

For the second year in succession, AF Bostäder reduced its greenhouse gas emissions – down by 89% since 2016. The reduced climate impact is mainly due to switching to renewable district heating and electricity.
AF Bostäder would like to play a part in reducing sedentary time and spreading the joys of exercise. In May, a total of 500 students were invited to take part in the Lundaloppet fun run with AF Bostäder.
AF Bostäder opened two new laundry rooms at Vildanden, where the tenants can wash their clothes using only cold water. The new technology reduces both energy consumption and the spread of chemicals.
Resource usage is an area in which AF Bostäder has considerable possibilities to make a positive impact. The target is that 50 % of total waste is to be sorted.
AF Bostäder has a new maintenance plan to be used to predict, simulate, cost-calculate and plan forthcoming maintenance. Most important – carrying out the projects with retained customer satisfaction.
AF Bostäder has long been involved in active environmental management. During 2016, we began to widening the perspective further and started to report on the activities in a Sustainability Report.
Studentlyckan is getting new kitchens, a better indoor climate and new facades. Due to good planning and smart solutions, each apartment is renovated in just ten days, with minimum disruption.
In the spring of 2017, AF Bostäder sold the family housing section of the Vildanden housing area, Vildandsvägen 2–32, to Heimstaden Bostads AB.
To get better control of quality and costs in its construction projects, AF Bostäder has ended with traditional procurement. Instead, projects are designed, calculated and implemented with all the stakeholders.
The AF Family and Studentlund offer student life that is unique in Sweden. The strong relationship with student life is a success factor and the sense of commitment is considerable.
Resource usage is an area in which AF Bostäder has considerable possibilities to make a positive impact. Using smart and efficient solutions, AF Bostäder creates good conditions for waste sorting and recycling.
AF Bostäder works intensively to reduce energy consumption. The focus is on properties built before 2009 and the aim is a 15 % reduction in energy consumption among the older properties in the portfolio by 2019.
AF Bostäder is a creator of the built environment and wants to shape long-term sustainable city districts, where students and Lund residents can have a good future.
Most of AF Bostäder’s properties were built during the Million Programme in the 1960s and 70s. We renovates the properties continuously in accordance with a long-term maintenance plan and a fixed annual budget.
The rents are set in two stages. The first consideration is that rental income is to cover AF Bostäder’s costs. The second consideration is how the costs are to be divided between the individual properties.
AF Bostäder reduced its greenhouse gas emissions by almost 80 % in the period 2016–2017. A contributing factor is the change to renewable electricity in the properties– an initiative suggested by a proactive tenant.
Newly-built, sustainable housing can vary widely. The basic factors för us are residential density, space efficiency, materials, sharing economies, high energy requirements and bicycle-friendly surroundings.
In the autumn of 2017, ten of AF Bostäder’s corridors and over 50 tenants took part in a social project in cooperation with the pro-inclusion association Föreningen Hållihopp in Lund.
For many of the students, their AF Bostäder apartment is the first home of their own. Feeling secure is crucial for the experience of student housing – and a top priority for AF Bostäder.
AF Bostäder has its own student housing ombudsman, nicknamed “Bomben” in Swedish. The ombudsman is responsible for student influence on housing matters.
Between 2012 and 2017, all balconies and galleries at Ulrikedal were renovated as a part of our maintenance and renewal plan.
In November 2015, AF Bostäder inaugurated Vegalyckan, a result of a cooperation with Lundafastigheter. Here, preschool and elementary school are combined with new housing for up to 172 students.
When AF Bostäder realized that the cartakers spent about 2-3 full-time posts per year to keep track of the waste stations, the information campaign "Do not waste the waste" was born.
AF Bostäder and Bokompakt have been awarded the "Skåne Solar Award 2015" in the "Solar Cells of the Year" class.

We continue to optimize energy use in the older property portfolio. That's why we installed our first geothermal plant at Kämnärsrätten - and halved the property's heat consumption.
To be eligible for our housing list, you have to be admitted at Lund University, and study actively (and preferably diligently). The annual study checks release a large number of housing places to active students.
AF Bostäder aims to develop housing for another 1,250 students by 2021. Focus is on new construction and AF Bostäder is becoming increasingly important as a city developer.

Since 2005, AF Bostäder has been running the project Clean and Tidy - an ambitious effort to keep the well-being of the tenants in corridor housing at a top level.
At Gylleholm there are 48 1-room apartments housed in Hans Westman's famous fyrklöverhus (lously translated as "four-leaf cloverhouse") from 1966.
We are something of a pioneer regarding housing rentals online and for many years the company’s rental activities and range of services has been close to 100 % digital. In 2015, the website received a welcome boost.
