How the rent is set


The rent for all accommodation is determined by a rent model that has been developed specifically for AF Bostäder. The model is based primarily on the Lund students' general evaluations of their accommodation.

As the evaluations change over time, the model is reviewed regularly. The last time this happened was in 2019 when a new rent model was launched. This model, which is gradually being phased in until 2024, leads in many cases to rent adjustments. However, most of the adjustments only start to apply when there is a change of tenant. Existing tenants carry on paying the old rent and new tenants pay the new rent instead. Until all student housing has new tenants, the rent for equivalent student housing may therefore vary.

AF Bostäder has an agreement with the Union of Tenants (Hyresgästföreningen) in Southern Sweden concerning negotiations on matters relating to rent, rental conditions and housing conditions. The rent negotiations are usually conducted once per year (at the turn of the year) and your rent is adjusted accordingly.
