Individual metering of hot water
At Troja, all hot water is individually metered. This is known as IMD (individual metering and billing) and means that each apartment pays for the hot water it uses. If you use less hot water, you pay less. If you use more, you pay more.
How the billing works
In apartments where hot water is individually metered, the basic rent is lower. In addition to your rent, you pay for the hot water you use.
Your hot water consumption is specified on your rent invoice. You can also track your consumption on Your pages.
Standard charge during the first months
During the first two months of your tenancy, you pay according to a standard charge. The standard charge is based on average consumption for your apartment type.
This means you avoid receiving an additional charge after moving out of your apartment.
Billing in arrears
From month three onwards, you are charged for your actual hot water consumption. Billing is carried out with a two-month delay, which means that the consumption from one month is charged two months later on your rent invoice.

Standard hot water consumption by apartment type
The standard charge shows approximately how much hot water an apartment of a certain size is expected to consume.
1 m³ corresponds to 1,000 litres of water.

Hot water price
The hot water price covers both the cost of the water itself, and the energy used to heat it.
In accordance with Hyresgästföreningen (the agreement with the Swedish Union of Tenants), the price is adjusted once a year in connection with the annual rent adjustment.
The hot water price for 2026 is SEK 62.90/m³ (SEK 50.32/m³ excluding VAT).
What is IMD?
IMD stands for individual metering and billing. This means that hot water consumption is measured in each apartment instead of being shared equally between all residents in the building.
With IMD:
- you pay for your own consumption
- you can influence your cost
- your consumption becomes clear and easier to monitor
How hot water is measured
In apartments with IMD, there is a meter that records how much hot water is used in the apartment. Readings are taken automatically, so you do not need to do anything yourself.
