Due to its methodical maintenance plans, AF Bostäder can keep its properties in good condition. Well-maintained properties are sustainable and in 2025 no less than three housing areas celebrated milestone anniversaries. One of them was Studentlyckan – AF Bostäder’s third-oldest housing area and still one of the most popular.
“Studentlyckan is one of our most popular housing areas,” says Martin Jacobsson, Property Development Manager at AF Bostäder. “At the time Studentlyckan was built , it was the first area to offer apartments to students in Lund, and the area is known for, among other things, its park-like setting, its colourful balconies, and facades decorated with clinker tiles. It’s a big responsibility, not least from a cultural perspective, to manage a property that has such a considerable importance for both the city and students.”
To ensure high standards, optimal functionality and good student welfare, AF Bostäder has a continuous and ambitious property maintenance programme. The model, based on a long-term approach and thorough methodology, always focuses on what is best for the customer.
“The maintenance of properties concerns balancing the financial aspects against benefits and sustainability so that we invest in the right measures at the right time,” says Martin Jacobsson. “Ongoing housing maintenance is largely handled by our caretakers in connection with inspections. For the major measures, we use a system that keeps track of the maintenance needs of our technical installations such as ventilation, heating and radiators, water and wastewater, electricity and computer systems, facades, windows and roofs.”
“The system knows the service life of the installations and each year we produce a report that shows what awaits over the next three years,” says Martin Jacobsson. “We confirm the report with on-site inspections so that we have a maintenance plan that is always current and based on actual needs. This enables good financial management of maintenance.”
Studentlyckan has been renovated over the past few years. The 184 apartments have new kitchens, new ventilation, new electrical fixtures, relined wastewater systems and new heating pipes. The facades have been repaired, and the concrete has been painted. In dialogue with the city planning office, AF Bostäder has ensured that the exterior has retained its character.
“We have also put a lot of effort into ensuring the renovation work would be as smooth as possible for the students,” says Martin Jacobsson. “Thanks to a predetermined and efficient schedule, each apartment could be renovated in just ten days.”
In May 2025, it was time to celebrate a milestone anniversary for Studentlyckan – 65 years – at the same time that Vegalyckan celebrated its 10th anniversary. Ann-Charlotte Andersson, who has been a caretaker at Studentlyckan for 23 years, was in attendance.
“It was an enjoyable day with hot dogs, barista coffee and a lot of joy. We invited all the students from both areas, and many were there to celebrate their housing areas. So, it feels particularly good to know that they can be confident that their housing areas are well looked after for a long time to come,” says Ann-Charlotte Andersson.
