Replumbing and renovation have given Delphi new life

The last stage of the replumbing work at Delphi will be completed in the summer of 2026. After six intensive years, 875 corridor rooms have received a complete wastewater pipe system replacement as well as upgrades for bathrooms, accommodation, ventilation, broadband and corridor furnishings. Disruptions have been avoided, as students move prior to the renovation into already completed corridor rooms.

Much of AF Bostäder’s student housing stems from the Million Programme of the 1960s and 1970s. In order for the housing to be attractive, offering a good standard, safe functionality and high comfort, AF Bostäder adheres to a thorough property maintenance programme.

“Delphi is one of our largest housing areas, with more than 1 300 student housing units of which 1 000 are corridor rooms,” says Rickard Wallin, Technical Property Manager and Project Manager as AF Bostäder. “The replumbing is the first on such a scale in our property portfolio, so the project also acts as a pilot for future renovations.”

The project includes new fixtures, tiling and heated towel rails for the bathrooms. The housing is freshened up with repainting, new doors and new hat racks. The indoor climate is enhanced and the broadband is upgraded. The corridors themselves also get a revamp with new colour themes – earth, forest, sea and wind.

“There is a lot to consider in replumbing projects,” says Rickard Wallin. “The change must be made at the right time, not unnecessarily early but in good time before the old system breaks down. It’s important to choose the right method – relining or new pipes. And then there is the most important aspect, to draw up a project plan that minimises disruption for the students.”

In order for the renovation to go as smoothly as possible for the students, AF Bostäder brought together colleagues from all the departments involved – communication, finance, rental, property management, property development and IT – to produce a customer-friendly solution together.

“To minimise disruption for the students, we rejected options such as having the tenants remain in place and provide bathrooms in the courtyard, or moving the customers to temporary homes,” says Therese Månsson, Project Manager at AF Bostäder. “Instead, we arranged it so that the students move permanently to a corridor that has already been completed. We move the entire corridor together so that neighbours and togetherness are retained. And everyone continues to pay the previous rent.”

“The tenants are contacted in good time before the move so that they can prepare in peace and quiet,” says Therese Månsson. “We offer help with the move in the form of trolleys, barrows, boxes, a contribution to the cost of changing address and last but not least: the traditional pizza after moving. We provide regular information and are always available to answer questions.”

“Making the moving chain work requires meticulous planning,” says Rickard Wallin. “The corridors are renovated in order of size, and all the building materials are delivered prepackaged with exactly the right quantity of tiles, plaster and porcelain, on two occasions per stage. Everyone in the work team is familiar with the schedule and details and they help each other across professional disciplines so that the project will flow as smoothly as possible. The work environment is flexible, close-knit and pleasant, and many have chosen to remain throughout the project period.”

“Overall, it means that 875 student housing units gain a new service life and continue to be attractive on the housing market. In addition, we gain a valuable package of experience for future replumbing projects so that those will also be efficient and smooth for our customers,” says Rickard Wallin.

The Vildanden Art Exchange opened in March and was inaugurated with a premiere exhibition, canapés and sparkling wine. It all started when caretaker Jonas Ekman saw all the fine paintings that the students left in the bulky waste station, the Green Room.

New energy target focuses on solar panels

AF Bostäder has surpassed its latest energy target – to reduce consumption in the older properties of the portfolio by 10% between 2020 and 2024. The company has now formulated a new target, focusing on a reduction in the volume of purchased energy. Activities over the next five years will include increased investments in internal electricity production.

Major gains from increased waste sorting

Using broad initiatives, students are to be inspired to reduce their waste and increase their waste sorting. Reduced residual waste is good for the climate and environment and means cost-savings in waste management. During 2024, AF Bostäder deepened its cooperation with the waste management utility, Lunds Renhållningsverk, renovated waste rooms, opened an Art Exchange and launched the waste sorting campaign, Buzz of the month.
